#1: The prime location of our resort beachfront in San Pedro

The Phoenix offers the ideal location for a condo resort on Ambergris Caye. It is being built on 300' of beachfront at the north end of San Pedro, the lone town on the island of Ambergris Caye. The prime location provides an intimate setting with easy access to the quaint town of San Pedro. In town can be found the best collection of restaurants, bars, cafes, clothing boutiques, gift shops, art galleries, grocery stores, and fruit markets on the island and in the country.

Having everything you need in easy walking distance is a major advantage over condo resorts located north or south of San Pedro. From those resorts guests need to take long golf cart, taxi, or water taxi rides to interact with the island community, sample a different restaurant each night, or do many other things that allow one to experience this diverse local culture. In inclement weather these commutes are even less appealing. Fortunately, the location and size of our property still provides the privacy and feeling of escape as at those other resorts that are much less conveniently located.

There are few luxury condos available in San Pedro besides The Phoenix, nor does beachfront property in town come onto the market very often. #2: The superior quality of construction

The condos of The Phoenix are being built to exceed U.S. construction standards, using steel reinforced concrete block construction. Common walls separating each condo are two rows of block, separated by four inches of Styrofoam insulation, and filled in with concrete. All other interior walls are concrete block, with a plaster finish. The horizontal slabs between each condo are comprised of 5 and 1/2 inches of concrete and steel and 5 and 1/2 inches of Styrofoam paneling set beside concrete and steel T-beams. These walls and slabs will provide the utmost privacy in each condo, while protecting the condos from extreme weather such as Hurricanes.

All windows and exterior doors are the Weathershield Visions 2000 line. These windows and doors feature laminated glass and offer the most protection against Hurricane-force winds, while also providing UV protection from the sun.

Each building sits on a substantial foundation built on top of 12-foot long pylons driven down to bedrock. These massive foundations will guard against the possibility of flooding due to a large storm surge, and ensure that the buildings will not shift due to beach erosion. Each first floor condo rests over seven feet above sea level. In addition, the exteriors of each building are finished with a low maintenance and vibrant material called Acrocrete.

The condos of The Phoenix are significantly larger than the majority of condos on Ambergris Caye. Each condo offers a spacious interior floor plan and a large, private veranda. Our floor plans give owners the flexibility to relax comfortably inside or outside. Typical Great Rooms are over 500 square feet, while each veranda faces the Caribbean and extends between 8 and 16 feet towards the water, ranging in size from 355 to 550 square feet for remaining condos.

The interior design of The Phoenix blends contemporary influences with a tropical touch. We have continued the language of the architectural design of the resort throughout the interiors. Much of the furniture and cabinetry exhibits a modern and simple look. At the same time, the interior of our condos are designed to remind Owners and guests that they are on vacation in the tropics. We have chosen furniture that is comfortable and inviting. We have carefully added color with wall art, drapery panels, throw pillows, and fresh native flowers. We have created a living environment unique to San Pedro, which is elegant, modern, and also a relaxing tropical getaway.

Each condo at The Phoenix is sold fully-furnished, outfitted with the same high quality furniture and finish work currently found in our Model Condo. #6: The beautiful modern architectural style

The design of The Phoenix blends modern forms and materials with a tropical island setting to create a beautiful juxtaposition of styles. The design was inspired by architecture pioneered in Central America by Luis Barragan, which combined geometric external architecture with elegant interior design and artistically arranged lush landscaping. We wanted to build something beautiful, as well as something very different from previous developments in San Pedro and on Ambergris Caye. We hired an accomplished architect and industrial engineer, Gui Trotti, someone world traveled and intimately familiar with the architecture of our region, to help us realize this vision.

#7: The variety and quality of the resort services

The Phoenix stands apart from many stand-alone condo developments being built north or south of town because of the number and quality of the onsite resort services. Condo Owners or Phoenix guests will have onsite access to a fine restaurant and bar, a rooftop bar/lounge, a large central pool, a separate lap pool, poolside towel, beverage, and food service, a scuba diving, snorkeling, and fishing center, a heath and fitness center, spa services such as massages and facials, a business center, a wireless network, concierge and bellboy services, a day-trip and events planner, and other services. In addition, tennis courts are minutes away and world-class golf is within 40 minutes by boat.

The Phoenix will maintain a large full-time staff to carry out these services. The staff of The Phoenix will also be responsible for all maid and linen service in each condo, maintenance and repairs inside each condo, 24-hour security, marketing, reservations, accounting, and overall property management of each residential building's exterior, the pool, and the grounds.

Our condo owners will also benefit from the resort's back-up generators and cistern water supply, which will provide insurance in the event of an interruption in the utility services provided on the island. The Phoenix is the latest project of the McDermotts, a family who has been developing land in Belize for over 35 years. The Phoenix is being built on the site of The Paradise Resort Hotel, Ambergris Caye's second hotel, built by Jerry McDermott in the early 1970s. Just north of The Phoenix is Paradise Villas, the island's first condo complex, built by the McDermotts in 1989. Jerry and his family have also developed more than a dozen other properties and sub-divisions all along Ambergris Caye and on the mainland of Belize, and have operated a variety of businesses from hotels and restaurants to home furnishings and plant nurseries.
