What are the terms of payment?

The Phoenix is currently selling its condos at construction prices for payments made in cash or with 10% down and the balance paid in installments over six months. Alternate terms can be arranged upon request.

Potential buyers interested in traditional financing will find that their best available rates will be found by borrowing against property owned in their home country, rather than borrowing from a bank in Belize.

be complete?

The 30 condos and various facilities of The Phoenix will be complete in the Summer of 2008. Our Construction History chart provides dates and photos of when we accomplished each major construction milestone. Our Construction Progress chart captures construction on a condo by condo basis and outlines The Phoenix's schedule for upcoming construction.

What will the
condo fees be?

$400 USD per month. This fee will cover property taxes, 24-hour security, building maintenance and repair, pool maintenance and repair, landscaping, a contribution towards a reserve fund, the salaries of a full-time grounds staff, and management of the property.

Condo fees in future years will be determined by a budget set by the Condo Association.

What will the
insurance cost be?

$2,000 USD per year. The insurance rate in Belize for construction of our type is similar to the rates that can be found in Florida and other parts of the U.S.

The All-Perils insurance policy will cover any damage caused by Hurricane, Tornado, Earthquake, Flood, Fire, Theft, or Vandalism. The annual contribution also accounts for Public Liability insurance inside each condo and on the property of The Phoenix, as well as Contents Insurance for each condo owner.

Can an Owner live at The Phoenix?
Yes. The Phoenix will be both a luxurious condo resort open to vacationers on Ambergris Caye, as well as an exclusive resort community some Owners will call home for part or all of the year.

The Phoenix puts no restrictions on the amount of time an Owner can occupy their condo.

When not Owner-occupied, we encourage Owners to rent their condo through Phoenix Management to maximize the return on their investment.
