Many

The
style and quality of The
Phoenix furnishing package helps
separate our condos from other properties on Ambergris
Caye. Each Phoenix condo's construction sales price
includes a luxurious furnishing package that contains
a full compliment of custom made Belizean furniture,
flat screen televisions, DVD players, GE stainless
steel appliances, Kohler fixtures, Belizean hardwood
cabinetry, 300 thread count 100% cotton linens,
plush oversized towels, dishware, flatware, tropical
wall art, and more.
We have recently added two new sections to our Photo
Gallery. The first captures
24 images of many of the items included in the
standard furnishing package. The second
takes you

to the hard work of our finishing crew over the
past month, The Phoenix is happy to announce the
completion of condos A1,
A2,
A6,
A7,
A9,
and A10.
In addition, condos A5,
A8,
and A11
will be completed during the next couple of weeks.
The remaining Building A condos will be ready for
occupancy soon thereafter. Pictures
of the current state of Building A's 12 condos
were recently added to our Photo
Gallery.
This brings the total number of condos complete
at The Phoenix to 13. At least five more condos
will be finished in May 2008, and the remaining
12 condos will be finished over the next couple

A
major part of the investment opportunity at The
Phoenix is that onsite there will be a restaurant
and bar, separate outdoor bar on the second floor,
health and fitness center, spa, business center,
and lobby. In addition to a luxurious condo, beautifully
landscaped grounds, and two elegant pools, owners
and guests at the resort will have access to a wide
range of onsite amenities. All of this, along with
our prime location in San Pedro, will help make
us one of the premier vacation destinations in Belize
and the Caribbean.
Construction of the Restaurant
and Lobby building of The Phoenix has recently
begun. We will post regular updates on this building
throughout 2008 as we near completion of our resort.

Each
second and third floor Phoenix condo features a
sleek custom designed handrail system. Along
the veranda edge of each condo a series stainless
steel posts have been installed and 10 stainless
steel cables have been threaded through these posts.
Atop these posts will be placed a wooden handrail
similar in style to the wooden pergolas that provide
shade above each third floor condo.
This system was custom designed and manufactured
to provide safety for Phoenix owners and guests
while not blocking the beautiful Caribbean views
or the tropical breezes that carry through the property
most every day The result is a
system unlike anything else on Ambergris Caye
that contributes to the distinctive look and feel
of our condo resort.

While
construction has moved forward inside each of the
30 condos of The Phoenix in recent weeks our crew
has also been working on the refurbishment of the
sea wall that runs along the 300'+ of Phoenix beachfront.
That project is now complete. The
result is a new sea wall that is higher, wider,
and significantly stronger than the previous sea
wall.
This new sea wall will provide much better protection
from beach erosion and storm surges related to inclement
weather. It will also make it much easier for beach
goers to pass each other comfortably and matches
the finish details of the pool decks found on The
Phoenix property. Now that this project is done
we will begin to implement the landscaping plan
for the beachfront.
Stay tuned for more updates that will be posted
over the next 48 hours of additional Phoenix construction
from the last couple of weeks.

The
Phoenix is proud to announce the
recent completion of its Main Pool and Lap Pool.
We completed the mosaic tiling of the two pools
in mid-March and then filled the pools with water
last week. This past week the filtration system
was set up and we began laying out furniture along
the pool deck. Presently about 20 owners and guests
are on the property and enjoying the pools.
We recently posted 34
pictures of our brand new Main pool and Lap pool.
Included in this update are pictures of the pools
during the day and at night. We hope everyone enjoys
the pictures of this major milestone for our resort.

This
month's Building
A Construction Update focuses on the progress
made with the finishing details inside the building's
12 condos. Many of the condos will be finished next
month and others will be completed over the next
couple of months.
During the past two months many of the condos have
had their woodworks, granite countertops, appliances,

The
Phoenix is very happy to announce a major milestone
for our project. Following the recent completion
of the painting and tiling of condo B2, all 30 condos
of The Phoenix have been painted and tiled and are
over 80% complete.
This month's Building
B Construction Update focuses on the state
of finishing in building's six condos, three of
which remain for sale. This update also features
early morning perspectives of the Caribbean Sea
from each condo, capturing the silver-gray color
of the water before it takes on its aquamarine,
turquoise, and Caribbean blue shades as the sun
rises in the sky. Enjoy.

Over
the past couple of weeks our crew has made a great
deal of progress with the finishing of Building
C's six condos. Kitchen and bathroom cabinets have
been installed, along with granite and marble countertops,
as well as many fixtures such as our Hunter ceilings
fans, wall mounted lights, and recessed lights.
In this update we have also captured many perspectives
of the views from each Building C condo onto the
constantly changing pool and grounds areas.

Earlier
this week our crew completed the mosaic tiling of
the lap pool and the finished surface of its surrounding
deck area. Our crew is now tiling the main pool
and finishing its pool deck, along with the pool
bar and two structures that will provide shade beside
the pools. At the same time other crew members have
built a new retaining wall along the beachfront
and are presently refurbishing the sea wall. The
sea wall is being strengthened on the inside and
outside, being raised, and being finished in the
same cream colored design as the pool decks.

During
the past three weeks our construction crew has completed
the vast majority of the extensive pool deck surrounding
the two pools of The Phoenix. These paved areas
will also serve as the main walkways on the grounds
of our resort.
Our crew is presently finishing the pool decks with
4' by 4' sand-colored poured concrete squares, which
are being poured in place and separated by lines
of river stones to resemble a tiled surface. At
the same time we are finishing our decks with the
proper texture to make the pool decks non-slippery
and also pleasant to walk on.
At the same time as we have brought the pool decks
closer to completion, other crew members have been
working on the finishing details inside the two
pools.

The
handrail systems along Building D's second and third
floor condos were recently completed. These handrails
constitute the final exterior details of that residential
building.
The system features 10 stainless steel cables running
the length of each veranda secured by stainless
steel posts bolted into each veranda slab, and then
finished off with a chestnut brown wood handrail.
The system was designed to be strong and secure,
as well as block as little view and breeze as possible.
